Visa Renewal/Issuance in case of Rent Dispute in Dubai

 If you have a rent dispute with your landlord, then first step is to submit cheque(s) and new contract to Rental Dispute Centre of RERA in Deira. You need following documents to do that.

 

1) Old tenancy contract + Arabic translation + Ejari

2) Two copies of next year tenancy contract with your signatures. (Based on rent value as per RERA calculator or same rent if 3 month rent increase notice is not served by Landlord)

3) Passport, Visa + Emirates ID copy

4) Application form in Arabic (Typing center in same office can do that for you)

5) 160 dhs cash (please do take exact change as they put it in file)

 

Cost of translation + typing + new contract typing is around AED 210 (35 AED per page). You can also get free forms from RERA and fill them yourself.

 

For any support call RERA 800-4488 or typing center guys at RERA office is the best person to ask any question.

 

RERA will give you a receipt of cheque receiving and ask you to send it your landlord. You have to send it to your landlord via registered email (empost) and via email/fax as well). RERA also sends a notification to landlord to visit RERA and sign the contract/collect cheque. If landlord shows-up and signs, RERA will give one copy to landlord + cheque(s) and matter is closed. If not, they will give add in news paper to notify landlord. This could take up to 3 – 4 months (end to end). Both landlord and tenant are free to file a case during that time and the official fee is 3.5% of rental amount.

 

Visa Issuance:

 

If you require tenancy contract for some purpose (e.g. Visa Issuance etc) during above process, you can apply for a letter from RERA. This letter (in Arabic) will say that you have been living in xyz apartment and your case is currently with RERA. So please assist in Visa issuance etc. Documents required are:

 

1) Old tenancy contract + Arabic translation + Ejari

2) Passport Visa of applicant

3) Passport of your son/daughter/wife (For whom visa is required)

4) Application form in Arabic

5) 20 AED fee, to be paid at cashier counter

 

Cost of typing 105 (35 AED x 3 page application). You can also get free forms from RERA and fill them. You will get the letter same or next day after a judge review of your application.

 

You can use this letter in place of your tenancy contract for Visa application. Go to Manager (Mudeer) of immigration Visa stamping and get a verbal OK from him before visa application typing. Once your turn comes at immigration counter, most probably the front desk officer will send you back to Manager for his approval and signatures. Once he signs, go back to same counter and finish the visa process.
